Not every block is going to work for multi-unit construction. There are a number of considerations that need to be taken into account.
Block Size and Shape
You don't need a massive block to make multi-unit development work. With site responsive clever design a lot can be achieved.
The shape matters as much as the size. Long, narrow blocks can work brilliantly for townhouse designs. Corner blocks have great potential because of better access options.
Council Requirements and Zoning
Your local council will have specific rules about what you can build and where. This includes setbacks from boundaries, how much of the block you can cover, parking requirements, and how many dwellings are allowed.
Existing House Considerations
Got an old house on the block? Sometimes it makes sense to renovate and add units behind or beside it. Other times, you're better off starting fresh.

Council considers a range of factors including but not limited to how the proposed development impacts the heritage significance of the property, how it contributes to the character of the surrounding area or precinct and other elements such as height, setbacks, what can be seen from the street and materials used.
